Sometimes, the best property management isn't about having a fancy CRM system or a 24/7 call centre staffed by people reading from a script. Sometimes, it's about getting in the car and actually showing up.

The Setup
Picture this: tenants calling at midnight, convinced there's a catastrophic disaster unfolding behind their bedroom wall. They've been kept awake for three nights straight by an ominous squeaking noise. They're understandably frantic. At this stage they are advocating for a contractor to open up the wall and investigate.
Expensive. Disruptive. And, we suspect, potentially completely unnecessary.

The Investigation
So instead of immediately dispatching contractors and invoicing the landlord for exploratory surgery on their property after listening to the recorded video of the issue, our lettings director got in his car. Drove across London. Knocked on the neighbour's door.

The Solution
Turns out, the "catastrophic disaster" was their next-door neighbours flat's boiler. Low pressure. Squeaking like a distressed seagull every time the heating kicked in. The kind of thing that sounds alarmingly close when you're lying in bed at 2am with your ear against a shared wall.
Fix? Top up the boiler pressure. Cost? £0. Time? Ten minutes.
Crisis averted. Tenants happy. Landlord's wallet intact. Everyone sleeps soundly.

The Point
This is the difference between property management as a service and property management as a tick-box exercise.
Could we have just sent the contractor? Absolutely. Would the landlord have paid the bill without question? Probably. Would it have solved the problem? Eventually, after several hundred pounds and a lot of unnecessary disruption.
But here's the thing: good property management isn't about finding ways to spend the landlord's money. It's about solving problems efficiently, protecting the investment, and keeping tenants happy without unnecessary drama or expense.
Boots on the ground matter. Showing up matters. Actually investigating before invoicing matters.
And squeaky boilers? Well, they're a lot less scary when you know what you're dealing with.
