Garrison Estates does not believe we need to reinvent the wheel when it comes to property search. We simply make sure our clients get their questions answered and on the occasions we don’t know the answer we’ll say so, explain we’ll get an answer and we do.

When making the decision to buy a home or investment it can be highly stressful and time-consuming. This is where our vast wealth of experience and contacts in the new homes sector will help you by expertly sourcing and connecting you with the ideal home. 

We operate two main approaches:

Retained or not retained. 

If retained, we will liaise with all relevant contacts and ensure the market is fully researched in our journey to find your perfect home. After we have fully established your key criteria, we use our own reconnaissance and filtering systems to make sure our short-list is targeted to your specific requirements. Using this targeted method, we then make all the arrangements for you to tour our recommended short-list. Given the retained nature of the search and our network of contacts this can often include properties that are off the open market. 

Once your ideal property has been found we will investigate the property background including the sellers motivations, conduct a competitor evaluation of comparable sales figures against the asking price, service charges, lease lengths, ground rents, facilities, etc to allow you to make a truly informed buying decision.

On a retained basis we are working for you and you alone. Our experience with complex deal negotiation puts us in a strong position to secure your desired property at the best possible price on the best possible terms. We will then oversee the entire behind-the-scenes process to ensure smooth completion and handover of your very own London property.

We have operated in this arena for long enough to understand that the journey doesn’t always end when the completion date arrives. If you were buying purely as an investment our lettings department will help with anything and everything from detailed guidance on current market legislation, liaising with interior design companies to create a suitable interiors package to sourcing a suitable tenant.

If we are not retained we can assist with development recommendations, exploration and to a certain extent negotiation but the service is dialled down in comparison.
