David Cudd
Director & Founder
David has operated in the London property market since 2006. He has worked for some of the industry’s most recognised agencies across a variety of sectors before establishing Garrison Estates in 2018.
As an expert in sales, lettings and new build developments he has a wealth of experience across several industry sectors all with a London focus. Over time David has earned great loyalty from landlords, vendors and developers alike which has been established through integrity, hard work and passion. He is well known for his genuine, friendly style of service and honest advice to his clients.
David is an avid sports fan and can often be found on Wednesday evenings playing five a side games with friends and colleagues. He is a keen Arsenal supporter, passionate England Rugby fan and modest golfer. He also enjoys travelling and spending time with his family who live in Buckinghamshire.

Kay Meshkin-Pour
Director
After a successful career in PR for IT companies in Paris (France), Kay started to work in the London property market in 2006. With his ambition to succeed and determination to deliver the best service possible, Kay worked for the same North-West London based estate agency for 14 years. He was responsible for the significant growth of the company and managed a team to establish the agency as leaders in the area. Throughout his career to date, he gained invaluable skills in sales management, negotiation, problem solving, leadership and decision making.

Kay has a very unique way to work with clients. He has been able to build long-term relationships and gain repetitive business throughout his career; a statement of his achievement within the industry.
Outside of work, Kay is a keen foodie and loves discovering new cuisines. He also loves a sport with a racquet. From tennis to ping-pong, badminton to squash, he is always up for the challenge! Kay spends most of his time out of work with his lovely wife Judy and two young children enjoying what London has to offer.

Luca Garratt
Director
Luca has worked in the residential development market for over 10 years initially at Qatari Diar launching their flagship developments Chelsea Barracks and Southbank Place. He went on to work for CBRE, where he consulted on high-profile residential regeneration projects including White City Living, London Dock and One Crown Place.
More recently, in the last 4 years, he has been the Sales & Marketing Director for Ballymore responsible for the implementation of sales and marketing strategies delivering over 2,000 new home sales across London including The Brentford Project, Embassy Gardens, Wardian London and London City Island.
Luca is well known for his charm, approachability and vast residential development knowledge.
Outside work, Luca is a sport lover. He played rugby in his younger years but his focus has shifted to the safer sanctuary of the golf course in more recent times. He enjoys spending time with his family and his wife.

Kevin swapped the bustling streets of Paris for London life, and he's been helping people navigate the property world for over a decade. When he's not busy helping clients or admiring a particularly beautiful Victorian terrace, you'll find Kevin planning the next family adventure. He's always got a new destination on his wish list and loves discovering hidden gems wherever he travels – a skill that definitely comes in handy when spotting potential in properties too.

Adina Florea
Head of Property Management
Originally from Romania, Adina moved to London in 2012, bringing a love for organisation, problem-solving, and a drive to streamline processes. With over 10 years of experience in property management, and a background in bookkeeping, charities, and administration, she has built a career around optimising workflows and improving efficiency. Adina thrives in dynamic environments where no day is ever the same, and she sees every new challenge as an opportunity to problem-solve.
She was thrilled to join Garrison Estates, a team whose approach she 'genuinely admires'. Together, she believes the company can accomplish great things and continue delivering exceptional service. As an ARLA-qualified professional Adina ensures her clients benefit from the latest industry knowledge and best practices, offering them clear, reliable guidance throughout their property journey.
When Adina is not in the office tackling spreadsheets or figuring things out, you’ll often find her taking a break with Vinny (Kay’s dog), who brings a little extra joy to her workday. Outside the office, she is more than likely on her bike, planning her next big hill challenge, or catching up with friends or out seeing the next horror movie in the cinema.
