Our agency experience enables us to tailor all refurbishments individually as we target the end goal. What does this really mean? A lettings refurbishment will differ greatly from a sales refurbishment, geography plays its part as does the target demographic.
Below we explore a couple of recent examples:
Lettings Refurb in Bayswater W2
Situation: The property had been on the sales market for around 12 months with a local agent. The apartment was in a poor state throughout including heavily peeled paintwork, ripped flooring, no heating or hot water, unattractive furniture and window treatments.
Objectives: After discussing the history of the apartment with the owners, we have discovered they had recently paid for an expensive lease extension which, while necessary, pushed the narrative towards lettings over sales to recoup some of the outlay.
Demographics / Target Market: Located within Zone 1 central London and benefiting from three good sized double bedrooms, it was likely the end user would be three sharers or potentially a family.
Project: The 4-week project would include new window treatments, new flooring to bathrooms and kitchen, the removal of furniture, new bathrooms cabinets, new light fittings, a full repaint throughout including all woodwork / skirting / ceilings, a new pump to increase water pressure and a full professional clean! We were able to retain all carpets as well as all kitchen and bathroom appliances which helped keep costs down and was suitable for the target market.
Results: After two weeks of marketing, we were able to find a group of Singaporean sharers who were happy to pay the full asking price of £750pw. A new record for the apartment!














Sales Refurb at Clerkenwell EC1V
Situation: The property had been on the sales market for four months with a local agent. The apartment felt tired and unloved after seven years of continual rental ware. Furniture was ripped in places and miss matched.
Objectives: After discussing the history of the apartment with the owners, we discovered they had received an offer of £750,000 which they had rejected based on an asking price of £800,000. They were being pushed by the local agent to accept the offer but felt they could do better.
The direction of travel and focus was very much on achieving a sale at full market value. To achieve this, we needed to transform the property from being unloved and tired to feeling fresh and vibrant whilst maintaining a budget that made the additional costs Vs estimated sales price worthwhile.
Project: The 2-week project would include removing all window treatments, the full removal of furniture and a full repaint throughout including all woodwork / skirting / ceilings. The second phase involved ‘virtual staging’ which would boast marketability and help prospective purchasers better understand what could be achieved with the space.
Results: After three days of marketing, we were able to find two interested buyers. After a short and swift round of negotiation, we achieved the full asking price. The higher price achieved coupled with our lower commission structure saved the clients an additional £50,000. A job well done!
Sales Refurb in Harlesden NW10
Situation: The property had been let by a subletting agent for the past five years whilst the owners were abroad. After their return in the UK and wanting to establish themselves in Devon, they decided to sell their London property. Not knowing they would have to evict the tenants who had completely damaged the property. It would now be a challenge to sell the property full market value given the condition.
Objectives: The owners were prepared to invest money to refurbish the house to a good standard to achieve the best possible price. To make the project tailored & cost-effective, we have looked at the local demography, their needs and expectations as well as ensuring we can find the right materials for a rapid project.
Demographics / Target Market: Located within Zone 3 central London, this large Edwardian house is ideal for young families looking to establish themselves in an up-coming area with great states schools and parks nearby.
Project: The 5-week project would include full scaffoldings to deal with two different leak issues on the roof, a full repaint throughout including all woodwork / skirting / ceilings, new carpet on the first floor, restauration of some windows, new light fittings, some plumbing in the bathrooms, removal of the furniture and touch ups in the kitchen and bathroom.
Results: Within one week of marketing and just over 50 visits carried out during that period, we received 10 offers. The owners were delighted to be able to choose the right family who paid £50,000 above the asking price to get their dream home.
